WHAT IS A PRICE PROTECTION GUARANTEE?
It is Rohit Homes’ promise of confidence. When you purchase a qualifying move-in ready home, we guarantee your price for 90 days. If the list price of the same floorplan in the same community drops by more than 2% within that period, we pay you the difference.

WHICH HOMES ARE ELIGIBLE?
Price Protection applies to select inventory homes across our most desirable communities across Edmonton, Sherwood Park, St. Albert and Spruce Grove. Pre-Sale
units are excluded. 
Edmonton: Arbours of Keswick, Kinglet Gardens, Edgemont, Mattson
Sherwood Park: Cambrian
St. Albert: Cherot
Spruce Grove: Copperhaven

HOW IT WORKS:
1.Purchase a qualifying Rohit inventory home during the promotional period (Oct 22nd – Nov 30th)
2.Ensure the Price Protection clause is included in your signed offer to purchase contract
3.If within 90 days, Rohit reduces the list price of the same floorplan in the same community by more than 2%:
→ Buyer submits valid proof of the list price drop
→ You'll receive a one-time payment or credit within 90 days for the difference.

Q1: What is a Price Protection Guarantee?
A: This is Rohit Homes’ exclusive 90-day price protection guarantee. If the list price of your exact floorplan in the same community drops by more than 2% within 90 days of 
your firm purchase date, we will refund the difference.

Example:
List price excl. GST (Oct 22, 2025): $500,000
Your firm purchase price excl. GST: $495,000
Firm purchase date (conditions removed): Oct 30, 2025
Closing date: Nov 21, 2025
New list price posted (Nov 28, 2025) excl. GST: $485,000
Refund eligibility & amount:
Price drop = $495,000 − $485,000 = $10,000
% drop = $10,000 ÷ $495,000 = 2.02% → exceeds the 2% threshold
Refund due: $10,000

How it’s paid:
If the home hasn’t closed yet: credit on the Statement of Adjustments (SOA).
If it has closed: cheque (or equivalent) within 60 days of submitting valid proof within the payable window.
Notes: Applies to the list price of the same floorplan in the same community; excludes taxes, upgrades, lot premiums, and incentives.

Q2: Which homes are eligible?
A: Price Protection Guarantee applies only to select homes in participating Rohit communities. Ask your Rohit Sales Advisor for a list of eligible homes. Pre-sale units are 
excluded.

Q3: How do I qualify?
A: To qualify:
• You must sign a valid purchase agreement during the promotional period.
• The home purchased must be a participating unit in the Price Protection promotion.
• The Price Protection clause must be included in your signed contract at the time of purchase.

Q4: What is considered a price drop?
A: A price drop is defined as a reduction in the list price (before upgrades, incentives, discounts, or GST) of the same floorplan in the same community by more than 2% from your purchase price.

Q5: How is the refund calculated?
A: If a qualifying price drop occurs, Rohit Homes will refund the difference above 2% of the purchase price. The refund is provided as a one-time payment or as a credit on 
possession.

Q6: What is excluded from Price Protection Guarantee?
A: The following are not eligible for refund calculations:
• GST 
• Upgrade costs
• Incentives, or promotions
• Homes not explicitly covered in this promotion

Q7: Can this promotion be combined with others?
A: Price Protection Guarantee cannot be combined with other promotions, or discounts unless explicitly approved in writing by Rohit Homes.

Q8: What if Rohit releases a new floorplan or community?
A: Price Protection Guarantee only applies to the same floorplan in the same community in the original contract. New releases or different models do not qualify for 
comparison.

Q9: How long is Price Protection Guarantee available?
A: This is a limited-time promotion until inventory lasts Oct –  22nd  to Nov – 30th. Rohit Homes reserves the right to end the offer at any time without notice. We recommend 
speaking with your Rohit Homes realtor partner to confirm current availability.

1. Definitions
“Rohit Homes” means Rohit Communities Inc. and its related entities responsible for the sale of homes under the Rohit Homes brand.
“Promotion” or “Price Protection Guarantee Promotion” means the limited-time promotional offer described herein.
“Eligible Home” refers to select Rohit Homes inventory units that are expressly identified as eligible for the Price Guard Promotion by Rohit Homes.
“Promotional Period” means the period beginning October 22, 2025, and ending November 30, 2025, unless extended or terminated earlier at the sole discretion of Rohit 
Homes.
“Purchase Agreement” means a legally binding purchase contract signed between the purchaser and Rohit Homes for an Eligible Home during the Promotional Period.
“Price Adjustment” means the amount, if any, that Rohit Homes agrees to refund or credit pursuant to Section 3 of these Terms.

2. Eligibility
A valid Purchase Agreement for an Eligible Home must be executed during the Promotional Period.
The Price Protection Guarantee must be included in the executed Purchase Agreement at the time of purchase.
The purchaser must satisfy all other eligibility criteria established by Rohit Homes.
This Promotion applies only to new purchases of Eligible Homes and cannot be applied retroactively to prior agreements.
This Promotion is void where prohibited by law.

3. Price Adjustment Provision
If, within ninety (90) calendar days of the date of purchase, Rohit Homes releases a new list price for the same floorplan in the same Participating Community that is more than two percent (2%) lower than the purchase price (excluding upgrades, GST, or incentives), Rohit Homes will refund or credit the purchaser the difference. 
The Price Adjustment will be issued as a one-time payment or as a credit applied at Closing, at the sole discretion of Rohit Homes within 60 days.
For clarity, price comparisons will only be made against official Rohit Homes pricing within the same geographic region or market area in which the Eligible Home is located. 
Prices from other Rohit divisions, other builders or geographical regions do not apply. Only officially published base prices released by Rohit Homes qualify for consideration. 
Unadvertised or negotiated discounts, limited incentives, or realtor promotions do not qualify.

4. Exclusions and Limitations
The Price Protection Guarantee Promotion cannot be combined with any other promotions, discounts, or offers, except where expressly approved in writing by Rohit 
Homes.
The Promotion does not apply to homes sold under special programs (e.g., employee, referral, or partner pricing), or to homes outside Participating Communities.
The purchaser must remain in good standing under the Purchase Agreement to remain eligible for any Price Adjustment.
Rohit Homes reserves the right to verify all claims and to deny or adjust any Price Adjustment request where eligibility criteria have not been met.

5. General Provisions
Modification and Termination: Rohit Homes reserves the right to amend, suspend, or terminate the Promotion at any time without prior notice.
Final Decision: Rohit Homes shall have sole and final discretion in determining eligibility, price comparison, and refund amounts.
Limitation of Liability: To the maximum extent permitted by law, Rohit Homes shall not be liable for any indirect, incidental, or consequential damages arising from or related to the Promotion.
Governing Law: These Terms shall be governed by and construed in accordance with the laws of the province in which the Eligible Home is located.
Entire Agreement: These Terms form part of the Purchase Agreement to the extent applicable and constitute the entire understanding regarding the Promotion
